How a pier and beam floor carries load
The load path runs downward in four steps. The finished floor and subfloor sit on joists. The joists span between beams (often called girders). The beams bear on piers, posts, or pads. Those supports transfer everything into the soil. Around the perimeter, a sill plate ties the wall framing to the foundation wall or perimeter beam.
Every one of those members has to keep its strength for the path to work. Wood that is cracked, rotted, insect-damaged, or cut into loses capacity permanently — and unlike a settled pier, it does not get better when you raise it.
The distinction that matters: a support problem is solved by putting solid bearing back under sound wood. A framing problem is solved by repairing or replacing the wood itself. Leveling a house with a rotted beam just re-loads the rotted beam.
Telling a support problem from a framing problem
From inside the house the two can feel identical. From the crawlspace they usually do not:
- Support failure looks like a cracked block, a leaning or sunken pier, a post that has dropped off its pad, crushed or missing shims, or a gap between the top of a support and the beam it is supposed to be carrying.
- Framing failure looks like a split or checked beam, a joist that is dark and soft where you press it, sagging between supports that are themselves still solid, powder or frass from insect activity, mushroomed or crumbling wood at a bearing point, or a sill plate that has separated from the wall above it.
This is why the crawlspace review matters more than the symptom description. Two houses with the same sloping hallway can need repairs that differ by an order of magnitude in cost.
Sistering versus replacement
Sistering means fastening new lumber alongside an existing joist so the two act together, with the new member carrying the load the old one can no longer take alone. It works well when the original joist is structurally continuous but has sagged, cracked partially, or been weakened, and when both ends still have sound bearing. It is faster and less invasive than replacement because the floor above usually stays in place.
Replacement is required when the member has lost integrity through its section — rot that has gone all the way through, insect damage that has hollowed the wood, a break at a bearing point, or damage at the ends where a sister would have nothing solid to attach to. Replacement usually means temporary shoring, removing the damaged member, and installing new lumber with proper bearing at both ends.
Beams follow the same logic at a larger scale. A beam can sometimes be reinforced with a sister member or a splice, and sometimes beam replacement is the only option and a section has to come out entirely. The decision depends on where the damage is relative to the supports, how much of the section is compromised, and whether the load can be safely carried during the work.
Rot, termites, and why the source matters
Wood in a crawlspace does not fail on its own. Something kept it wet. In Lubbock homes the usual sources are a leaking supply or drain line, a long-running slow leak under a bathroom or kitchen, irrigation or downspouts discharging next to the perimeter, poor grade that channels storm runoff toward the house, or crawlspace ventilation that was blocked off at some point.
Subterranean termites are also present across West Texas and do their damage from the ground up, which puts sill plates, posts, and the bottom of the framing directly in the path. Evidence includes mud tubes on piers or foundation walls, wood that sounds hollow when tapped, and damage that follows the grain in layers.
Replacing damaged wood without addressing the source is the most common way a repair gets bought twice. Any scope for structural wood repair should identify what caused the damage and either include the correction or state clearly that it is a separate trade — plumbing, pest control, drainage, or grading.
What drives the price
- Crawlspace height and access. A crawlspace with eighteen inches of clearance and a tight hatch takes far longer to work in than one you can move around under.
- How many members are affected and whether they are joists (smaller, more of them) or beams (fewer, heavier, more shoring).
- Where the damage sits. Damage at a bearing point or a beam pocket is more involved than damage at mid-span.
- Whether the floor has to be opened. Rotted subfloor and some replacement work has to be done from above, which pulls finished flooring into the job.
- Shoring requirements. Carrying the load safely while a beam comes out is a real part of the labor.
- Conflicts underneath. Ductwork, plumbing, and wiring routed through the joist bays add time and sometimes require another trade.

What the written scope should tell you
Before authorizing structural work, the scope should be specific enough that another contractor could read it and price the same job. At minimum: which members are being repaired and where they are located, whether each is being sistered or replaced, what size and species of lumber is going in, how the load will be supported during the work, what the moisture or insect source appears to be and who is handling it, and what is excluded.

What is a sill plate and why does it rot first?
The sill plate is the horizontal member that sits on top of the foundation or perimeter beam and anchors the wall framing above it. It rots first because it is the lowest piece of wood in the wall assembly and the closest to grade, so it sees splashback, poor drainage, irrigation overspray, and ground contact more than anything above it.
Does structural wood repair have to happen before house leveling?
Usually yes, or at least as part of the same project. Lifting a house transfers load through the existing framing, so raising a structure with a compromised beam or joist puts stress on a member that has already lost capacity. The sequence should be spelled out in the written scope.
