Inspections and Estimates
All price ranges, estimates, and repair descriptions provided before an on-site inspection are preliminary and based on typical conditions. A final written quote requires an in-person crawlspace inspection and evaluation of the specific conditions under your home. Two properties with the same visible symptoms can require very different repairs and have very different costs.
Price ranges shown on our website are general guides based on typical work in the Lubbock area and should not be relied upon as a final quote for your property.
Scheduling and Cancellations
Inspection appointments are scheduled by phone or through our website form. If you need to cancel or reschedule, please contact us at least 24 hours in advance. We reserve the right to charge a trip fee for missed appointments without advance notice.
Repair Work
All repair work is performed based on a written scope agreed upon before work begins. Changes to the scope discovered during the repair process (such as hidden rot, plumbing conflicts, or additional structural damage) will be communicated to you before additional work is performed. Additional work beyond the original scope may result in additional charges.
Payment Terms
Payment terms are specified in your written repair agreement. Unless otherwise agreed, payment is due upon completion of the repair work. We accept checks and major credit cards. Financing may be available for qualifying repairs.
Warranty
Warranty terms, if applicable, are specified in your written repair agreement. We do not warrant pre-existing conditions, conditions we did not repair, or damage caused by factors outside our control including but not limited to plumbing leaks, soil moisture changes, tree roots, or subsequent construction activity.
Limitation of Liability
Lubbock Pier & Beam's total liability for any claim arising from inspection or repair services shall not exceed the amount paid for the specific service giving rise to the claim. We are not liable for indirect, incidental, or consequential damages, including but not limited to damage to personal property, loss of use of the home, or diminished property value not directly caused by our work.
Existing Conditions Disclaimer
Our inspections cover visible and accessible conditions in the crawlspace and living areas. We do not guarantee that all foundation or structural issues are identified, as some conditions may be concealed by flooring, walls, insulation, or limited access. We are not responsible for conditions we could not reasonably observe during the inspection.
Independent Judgment
Our inspection findings and repair recommendations represent our professional opinion based on observed conditions. You are free to seek additional opinions, including from a structural engineer, before authorizing repair work.
Governing Law
These terms shall be governed by and construed in accordance with the laws of the State of Texas. Any disputes arising under these terms shall be resolved in the courts of Lubbock County, Texas.
Changes to These Terms
We may update these terms from time to time. The current version will always be available on this page. Continued use of our services after changes are posted constitutes acceptance of the updated terms.
